Step 1 — Property Review and System Assessment
We begin each visit by reviewing the property access, discussing any issues the homeowner has noticed, and doing a preliminary walkthrough of the chimney or fireplace system. For gated community properties, we confirm access details in advance so the appointment stays on schedule.
Step 2 — Full Chimney and Fireplace Inspection
The flue liner, firebox, crown, damper, flashing, and exterior masonry are inspected closely to identify cracks, corrosion, moisture damage, and venting issues. For gas fireplace systems, we also check the ignition assembly, burner, and venting connections.
Step 3 — Cleaning and Service Work
With the system assessed, we carry out the cleaning or service work required. This may include chimney sweeping, gas fireplace servicing, dryer vent cleaning, or any combination depending on the systems present at the property.
Step 4 — Repairs and Component Replacements
Damaged crowns, worn flashing, deteriorating mortar, and failing chimney caps are addressed with the appropriate repair or replacement. All materials are selected to hold up to the bluff-top coastal conditions specific to Newport Coast properties.
Step 5 — System Check and Homeowner Walkthrough
Before leaving, we confirm that all systems are venting and functioning properly. We walk the homeowner through what was completed, note any areas to monitor between visits, and provide clear maintenance guidance tailored to the property.
